Hiring a Professional Realtor…No they’re not all the same.
Ok, you think Realtors are a dime a dozen. Unfortunately you might be right. However, just like your house is unique, so are Realtors. When you’re ready to hire a realtor, do your homework. Interview several before you commit. Make sure that they are experienced in all areas of Real Estate. Make sure that your personality and theirs click. There is nothing worse than working with someone that you don’t mesh with.
My goal as a listing agent is to get the most money for your home in the shortest amount of time. Studies have shown that the first several weeks that your house is on the market are the most important. Interest is the highest at this point. In addition, the longer your home is available for sale, the less likely you are going to get what you want for your home. Therefore, an overpriced home is likely to net LESS after 6 months than it would if it had been priced correctly from the beginning.
TIPS ON MOVING
1 .Donate or sell anything that you're not planning on taking with you
2. Cancel newspaper delivery
3. Notify creditors of your move
4. Assemble a folder for the new owner on any information pertaining to the house
5. Send out change of address cards
6. Disconnect and prepare major appliances for the move
7. Set aside anything that will travel in your car so it won’t be loaded on the truck
8. Pack a box that will be needed first at the new house
9. If using a moving company be prepared to pay your mover with cash, or certified check unless other arrangements have been made.
Tips on Selling Your Home
1. Make sure house is in working order: faucets, toilet, heating and air conditioning.
2. Clean house from top to bottom including air vents, base boards and above door frames.
3. Paint colors should ALWAYS be neutral and /or updated
4. Remove personal items family photos, knickknacks, large furniture all appliances from kitchen counters that aren’t used daily.
5. Storage space sells homes so clean out drawers and closets.
6. Clean out garage.
7. No window treatments are better than dated, worn out, or torn window treatments.
8. Keep the lawn manicured.
9. Before a showing make sure to turn all the lights on and open blinds and /or curtains.
10. Make sure your house smells like a home ; Clean carpets to remove pet smells, smoke or any other offensive orders
11. The final test is walking through your home with an objective eye to see if you would be interested in your home.
